
A complete rebuild and refurbishment at no. 5 Regent Terrace Mews for client Carol Hogel.
No. 5 Regent Terrace Mews becomes the sixth mews in this little lane we have fully refurbished or rebuilt and the eighth property in total we have worked on there. The work was planned and managed by property consultants Surveying Solutions of Rose Street in Edinburgh.
The inner shell of the building was completely demolished during the refurbishment. 50% of the stone work to the front and rear facades was replaced and the roof was completely resurfaced with new slate and four new conservation windows added.
As with all the mews buildings on this side of the street the rear ground level is about 2m higher than the internal finished floor level so comprehensive tanking was undertaken before the inner works was able to begin.
Accommodation in the flat comprises an open plan living/dining/kitchen area with a winding stair of solid oak and glass balustrading leading to the upper floor which contains a modern shower room and large double bedroom.
Because of planning restrictions the original garage frontage was retained and the new facade is set back almost a metre from it. Although this restriction was forced upon the plan it has given the property an external space of sorts and it offers the chance to extend the living space onto the street frontage in favourable weather.
The general theme of the flat is for oak finishes throughout from the kitchen and dining units up to the bespoke fitted wardrobe units and the shower room cabinetry. All the internal furnishings were designed and built by Inscape in our workshops in Dalkeith. The upper floor finish is also in an oak laminate with skirtings and facings to suit. Whilst on the ground floor underfloor heating below a solid Brazilian Green slate floor provides contrast to the oak elsewhere.
