This is at least the seventh property in this little Mews we have brought into the 21st Century.
In this case an existing garage space with a loft floor is being converted into a high specification one bedroom apartment.
In co-operation with Surveying Solutions, Inscape have carefully refurbished the property and designed and built much of the interior.
Edinburgh Planning Department insisted on keeping the garage frontage which is a product of an earlier developer dividing two mews properties into three separate garages. The work was done quite crudely with no architectural reference made to the original buildings. There are rusting iron beams where the new slappings were formed and a rendered panel in the stone wall where one of the original entrances was.
Our project will build a new frontage within the existing plan and behind the existing garage doors.
The ground floor comprises an open plan living and kitchen area built over a new slated slab which has underfloor heating within it.
Upstairs, via a solid oak stair and balustrade designed and built in our workshops, there is a large double bedroom with built in wardrobes which overlooks the front elevation and has an adjoining shower and WC suite.
As well as the interior works we have also stripped and reslated the roof and repointed the exterior walls, replacing about 35% of the stonework which had badly deteriorated.
